IOI Properties Group Bhd (IOIPG), one of Malaysia’s largest real estate developers, has announced the launch of the IOI Rio City masterplan, a 40.46-hectare (100-acre) integrated development in Bandar Puteri Puchong, Selangor. With a gross development value of MYR 12 billion (approximately USD 2.55 billion), the project will be completed over 12 years.
IOI Rio City aims to create a “city within a city,” modeled after IOIPG’s successful developments in Singapore, with a focus on exceptional amenities and landscaping. A centerpiece of this development will be IOI Mall Rio, a 1-million-square-foot rentable space featuring over 300 retail outlets, including an international anchor tenant, a convention center, and a sports complex. IOI Mall Rio builds on IOIPG’s established retail portfolio, which includes landmarks like IOI City Mall and IOI Mall Puchong. US-based architecture and planning firm Arcadis is designing the project with sustainability at its core, incorporating electric vehicle (EV) chargers, solar panels, and rainwater harvesting systems.
IOIPG is addressing community concerns by supporting the government’s flood mitigation project along the Lebuhraya Damansara Puchong, set for completion in December 2024. Located on an elevated ground, Bandar Puteri Puchong is strategically planned to support economic growth, integrating essential facilities, transportation, and public spaces. Over the next five years, the development will include nearly 1,600 lifestyle condominiums, neighborhood retail outlets, and residential houses, further enhancing its appeal to residents and investors. The master plan also features a communal water fountain and a pet-friendly public courtyard, fostering social interaction and community bonding. The Bandar Puteri Town Park, a 4.42-hectare (10.93-acre) urban park is home to a diverse range of flora and fauna, making it a haven for nature enthusiasts.
